How often can owners use their residence at Playa Naranjo & Buena Vista Properties ? Virtually as often as you wish, subject to policies and procedures as detailed in your fractional purchase agreement and documentation. We offer several shared (fractional) ownership programs at each of our communities, which may include 1/4th, 1/8th and 1/13th shares which provide Owners with a guaranteed usage of time per year and as more defined within the Reservation System information and community, fractional home and program you choose. How is ownership evidenced? Each Fractional Owner receives their respective shares (1 share per owner) which is provided through a corporation to assure all purchasers comply with designated requirements of ownership (similar to properties purchased as co-operative ownership such as in New York) in the residence they have purchased which includes an undivided interest in common facilities within the main community. Fractional Ownership removes all entanglements as each owner has their separate share(s) and usage, maintenance and rules governing the program, which are pre-determined making it, worry free, hassle free and with no surprises.
